If you don't know about or use Pawn, here is a basic run-down on how the values work.
Pawn assigns a point value to an item, based on a default scale or a scale you create for it. Using these scales, with the Main Hand point values, it would go like this: When it has Strength=0.65 and Agility=1, that means Agility has a weight value of 1 point when comparing items, and Strength is worth 0.65 points (35% less than AGI, essentially). So a piece of gear with 2 AGI would be worth 2 points and an item with 1 AGI and 1 STR would be worth 1.65 points ... or not as much. So you are assumption that the first item is better is supported.
If you want something you can glimpse at to know what 1 AGI is equivalent to, here is another way to look at it:
For a piece of gear to be a contender with one that has 10 AGI on it, it would have to have at least one of the following stat bonuses:
15.3 STR 16.7 STA 15.3 Hit Rating 15.6 Crit Rating Etc, etc.
So, you see, AGI is king for rogues, by a long shot.
